If you rent out a property in England and Wales, you are legally required to have a gas safety check carried out every twelve months by a Gas Safe registered engineer. The Gas Safety (Installation and Use) Regulations 1998 require this for every gas appliance in the property, including the boiler, any gas fires, gas cookers and any other gas appliance. The certificate that records the check is commonly called a CP12, after the old form reference, though the correct current terminology is a Gas Safety Record.

You must provide a copy of the current gas safety record to your tenant before they move in and within twenty eight days of each annual check thereafter. You must keep records of every gas safety check for at least two years. Failure to have a valid gas safety certificate in place is a criminal offence that can result in a fine, prosecution, and in the case of a gas incident, significant liability. It also invalidates most landlord insurance policies.

What the Check Covers

The boiler is checked for correct operation, flue integrity, ventilation, combustion analysis and safety device operation. Gas fires are checked for correct operation, flue sealing and ventilation. Annual Boiler Servicing

An annual boiler service keeps the boiler running efficiently, maintains the manufacturer warranty on newer boilers, and catches developing faults before they become emergency breakdowns. During a service, the engineer cleans the burner and heat exchanger, checks the combustion quality, inspects the flue for correct operation and integrity, checks all safety devices including the pressure relief valve and overheat thermostat, cleans or replaces the flame sensing electrode, checks the condensate trap on condensing boilers, and verifies that gas pressure at the inlet is correct. We record everything and provide a service record that you can retain for warranty purposes.
