Vaillant ecoTEC Plus — London’s Most Installed Boiler
The Vaillant ecoTEC Plus is without question the most common boiler we work on across London. Walk into any terraced house, conversion flat or purpose built apartment block in Hackney, Islington, Wandsworth or Lambeth and the chances are strong that there is an ecoTEC Plus on the wall. It has been the dominant installed boiler across London since around 2010, and the models from that era are now reaching the age where repairs become more frequent and the decisions around repair versus replacement start to matter.

ecoTEC Plus Models and Outputs
The ecoTEC Plus range covers a wide spread of outputs to suit different property types across London. The combi boiler versions are the most widely installed. The ecoTEC Plus 825 is a 25kW output combi, the right size for a one or two bedroom flat or a smaller terraced house with one bathroom. The ecoTEC Plus 831 at 31kW and the ecoTEC Plus 832 at 32kW are the sweet spot for most London two to three bedroom houses with one or two bathrooms. The ecoTEC Plus 835 and 837 at 35kW and 37kW suit larger houses with two or more bathrooms where hot water demand is higher. The ecoTEC Plus 840 at 40kW is for the larger end of the residential market, delivering strong flow rates at multiple outlets simultaneously.
The system boiler versions of the ecoTEC Plus work with a separate hot water cylinder and are available in outputs from 12kW up to 64kW for commercial applications. In London’s larger Victorian terraces and period conversions, the ecoTEC Plus system boiler paired with an unvented cylinder is an excellent combination that handles high hot water demand across multiple bathrooms without the pressure limitations of a combi boiler.

Most Common ecoTEC Plus Faults in London Properties
F22 — Low Water Pressure Lockout
This is the single most common call we receive for ecoTEC Plus boilers across London. The pressure gauge on the boiler front drops below 0.5 bar and the boiler shuts down with F22 on the display. In many cases the fix is straightforward. Locate the filling loop under the boiler, open both valves slowly until the pressure gauge reads 1.2 to 1.5 bar, close both valves, and press the reset button. If the pressure drops again within a few days, there is a leak in the system that needs finding. We carry all the tools needed to locate and repair the leak on the first visit.
F28 — Ignition Lockout
The boiler attempted to ignite and no flame was detected within the ignition window. The most common causes on the ecoTEC Plus are a cracked or dirty ignition electrode, a degraded ignition lead, or in some cases a partial gas valve failure. We carry ignition electrodes and leads for all ecoTEC Plus outputs on the van. In most cases this is a forty five minute repair including testing.
F29 — Flame Loss During Operation
The boiler established a flame on ignition but the flame went out unexpectedly during the heating cycle. This is different from F28 in that ignition was successful. Common causes are a weak flame sensing electrode signal, a draught through the flue causing instability, low gas inlet pressure, or in some cases a dirty burner that is producing an inconsistent flame the sensor cannot maintain contact with reliably.
F75 — Pump or Pressure Sensor Fault
When the ecoTEC Plus fires up it runs the pump and expects to see a pressure change confirming circulation. F75 means it did not detect that change. This can indicate a pump that has seized or failed, a pressure sensor that has degraded, or air in the system preventing the pump from moving water. London’s hard water accelerates pump wear and we see pump failures on ecoTEC Plus boilers from around eight to ten years old with some regularity. Pump replacement on the ecoTEC Plus is a straightforward job and we carry the correct pump assemblies.
F62 — Safety Thermostat Tripped
The boiler has overheated and the safety thermostat has operated to protect the heat exchanger. This usually means restricted flow through the heat exchanger due to limescale buildup (very common in London’s hard water areas), a pump that is slowing down and not moving enough water, or a blocked filter. We will identify which of these is causing the overheating and address the root cause rather than just resetting the thermostat.
Heat Exchanger Scaling (London Hard Water Issue)
London’s water is among the hardest in the country. The calcium content deposits on the hot surfaces inside the ecoTEC Plus heat exchanger every time the boiler cycles. Over years this reduces the heat exchanger’s efficiency and eventually causes overheating. An ecoTEC Plus that makes a kettling noise, that takes longer to heat the property than it used to, or that is triggering F62 overheating faults is likely suffering from significant scale buildup. We can carry out a heat exchanger descale or, where the buildup is severe, advise on replacement.
Diverter Valve Failure
The diverter valve routes heat either to the central heating circuit or to the domestic hot water heat exchanger depending on demand. When it fails or sticks, you typically get heating but no hot water, or hot water but no heating. This is a common fault on ecoTEC Plus boilers from around seven to ten years old. Diverter valve replacement is included in our standard parts stock for the ecoTEC Plus range.
ecoTEC Plus Servicing and Warranty
Vaillant offers up to ten years manufacturer warranty on the ecoTEC Plus when installed and serviced by a registered Vaillant engineer. The warranty requires annual servicing to remain valid. We carry out ecoTEC Plus servicing to the manufacturer’s specification including combustion analysis, heat exchanger inspection, burner cleaning, safety device testing, and full operational check. We provide a written service record on completion.
For London properties in hard water areas, we strongly recommend adding a scale reducer to the mains cold feed to the boiler and ensuring a corrosion inhibitor is present in the central heating circuit. These two additions significantly extend the life of the heat exchanger and the pump.
